On January 1, 2019, a new industry standard for the light steel residential industry of prefabricated villas in my country-the “Technical Standards for Cold-Formed Thin-Wall Steel Multi-storey Residential Buildings” (JGJ/T 421–2018) will be implemented. This standard was issued by the Ministry of Housing and Urban-Rural Development on October 9, 2018. The highlight of this industry standard is to plug the loopholes of multi-storey prefabricated light steel houses and usher in the spring of multi-story prefabricated light steel houses.
The past and present of light steel structure house in China
In the late 1970s, my country’s construction industry began to introduce light steel structure buildings, mainly because some builders introduced some two- and three-story villas from Japan, Australia and other countries.
In 1987, my country promulgated a cold-formed steel structure design standard “Technical Specification for Cold-Formed Thin-Wall Steel Structures” (GBJ18-87).
In the early 1980s, light steel structure buildings were developed in my country. But at that time, my country was actually only responsible for the construction of the foundation and the assembly of some parts, and the complete set of housing skeletons, supporting maintenance materials and equipment.
In the 1990s, my country put forward the policy of “China’s housing industrialization”. As a mature steel structure system, the light steel structure residential system is one of the development directions of residential industrialization.
At the beginning of the 21st century, light steel structure building systems were gradually introduced in China. In 2002, the Ministry of Construction issued the “Technical Guidelines for the Industrialization of Steel Structure Integrated Residential Buildings”, and many pilot projects for new low-rise, multi-story and high-rise buildings appeared everywhere.
From 2011 to 2019, my country officially promulgated and implemented the “Technical Regulations for Low-rise Cold-Formed Thin-walled Steel Building Construction” JGJ 227-2011. The light steel structure new housing industry is becoming more and more standardized, and it is the design and acceptance of low-rise light steel houses with 3 floors and below provided the basis, so in some characteristic towns and new rural areas, we can see some beautiful light steel villas.
In 2016, Premier Li presided over an executive meeting of the State Council and proposed to vigorously develop steel structure prefabricated buildings and promote the adjustment and upgrading of industrial structure. Therefore, light steel prefabricated buildings have become a tuyere industry and have entered thousands of households.
The “Technical Standards for Cold-Formed Thin-walled Steel Multi-storey Residential Buildings” that came into effect on January 1, 2019 are applicable to multi-storey light steel residential buildings with 6 stories and below, complementing the technical standards in this field. With the announcement and implementation of the new industry standard And implementation, the spring of multi-storey prefabricated light steel houses is coming.
